Linda and Janus took care of our move from the US - soup to nuts. They made it easy and their advice was invaluable. I would never recommend anyone attempt to do it on their own. Moving to Valencia’s service is entirely professional and their rates are reasonable. Call them the first day you even think of moving here. Or if you are already in Valencia and need help w renting an apartment, speaking to immigration for a visa renewal or the town hall, call them.

We relocated to Valencia from the US in September. This would not have been possible without the help of the amazing Linda & Zanda at YES Valencia.

A year prior to our move, Linda arranged a very comprehensive tour of Valencia's neighborhoods and surrounding areas. Linda and Zanda took time to really get to know us and our needs for housing / location. They showed us multiple properties during our second visit and then again we finally moved. In many ways they knew what we needed in Valencia better than we did. Because of their incredible efforts we are living in a neighborhood we love and in a flat that exceeds our expectations.

Linda and Zanda also went above and beyond to provide information for the Visa process, provided contacts for health insurance, tax planning, banking, and introduced us to a network of other expats.

A five-star rating cannot possibly begin to do justice to the quality of service, professionalism and personal touch delivered by YES Valencia. We contacted Linda shortly before we came to Valencia and started looking at properties right away. Thanks to Linda’s efficiency and organization (spreadsheet updated and texted daily), we found our ideal place after visiting a bunch of listings. Although we worked mainly with Linda, we occasionally dealt also with Zanda, both of whom are thoroughly lovely, knowledgeable and most definitely fun! While we felt we were fully in control to decide which place to buy, Linda’s gentle nudges and subtle hints – always in the right direction and in our favor – probably saved us from making some horrible decisions regarding locations and potential nightmares down the road (Thanks you!). To be honest, YES Valencia took care of EVERYTHING for us from day one. From conducting multiple property showings and finding the right one for us, to making the initial offer, to sharing useful negotiation strategies (home buying is a very different process from the US!), ALL the paperwork relative to the purchase, closing, property transfer, utilities transfer, lining up all documents for the Golden Visa, translator, accountant, notary public, introducing us to a local banker to open our bank account, securing health insurance at a discounted rate, setting up digital signature, filing the paperwork for the Golden Visa, registering with the census office (padrón) in City Hall, and obtaining the temporary resident cards (TIE), among other things… When I say, Linda took care of things, I mean she personally came with us to all these appointments and offices and held our hand until the proceedings were done. In between appointments, we would also go for coffee or lunch together to solidify our growing bonding process in a most enjoyable way. I’m happy to say that we now count Linda and Zanda among our personal and dear friends and with whom we go out for lunch or dinner and consistently have a great time. In summary, YES Valencia is THE way to go when settling in this beautiful town. I wish I could give MORE THAN 5 stars for the help I received from Zanda at YES Valencia!

Zanda and YES Valencia redefine what “full service” means. You’ll understand after I describe our story: I contacted Zanda in January 2023 because of the very positive comments I read in Facebook groups about her work. Zanda set up a home search schedule for my one-week visit in early March 2023. I asked her to pack the schedule full, and she did! We visited 14 different properties, 4 schools, 2 real estate attorneys, 2 accountants and 1 insurance broker in 5 very full days. Zanda was not only a master of the complicated logistics required to do this, but she also researched each of the properties prior to me seeing them and had even visited many herself. This allowed me to have very efficient meetings with the seller agents and owners and to ask intelligent questions. We made an offer on a property the following week and after the remodel is completed next month it will be our dream home in Valencia.

In addition to helping us find the house and negotiate for it, she connected us with the following professionals:
- An excellent builder who has done high quality work on our 6+ month remodel (we bought a 1940s piso that needed a lot of work)
- Our architect
- Our banker
- Our accountant
- Our real estate attorney

Zanda also helped with all the paperwork required of us to live here after we obtained our non-lucrative visas. I granted her power of attorney so she could deal directly with the house purchase paperwork. She also did all the work to get us our padrons from the ayuntamiento and our TIE cards from the national police. She even accompanied us to the meetings required for these. She arranged all our utilities for us. Oh, and she translated for us at the property purchase closing at the notario’s office.

I have had the privilege of working with some very positive people who are very detail oriented and can make things happen. Zanda is at the top of the list of these people. She is an excellent and proactive communicator. You will never be surprised or have to “ping” her. She thinks ahead and solves problems before they become problems. And she is tireless in making sure that everything is done correctly. She follows up on everything. I don’t think I have ever worked with anyone with the high level of project management and communications skills that Zanda exhibited while working with us.

Another thing I loved about working with YES Valencia is that they are very transparent about their fees and any relationships they have with vendors. Zanda really earned my trust.

Now that we are here in Valencia, I have run into so many people that have worked with Zanda and her sister, Linda, at YES Valencia. And everyone I have spoken with has had a very positive experience. You can add me to that list.

Linda and Zanda are absolutely wonderful. Working with them was by far the best decision we made with regards to our move. Finding and signing flat rental and phone contracts, bank agreements, picking phone plans, sorting out our NIE cards, registering with the empadronamiento... all in rapid fire Castillian... would have been nuts without them. We would have had no idea what we were actually agreeing to. They were our advocates and made everything so easy. We really appreciated how reliable and responsive they were, too. It feels great to be settled here. The only sad part about this is that we aren't hanging out with them anymore!
